Neglect of a house, isn’t always because there are a lack of financial resources. Sometimes it is directly related to the age of the homeowner that precludes them from keeping up with the things that happen to houses. In my business we call it deferred maintenance.
The residential real estate market in Sacramento has many niches and each is specialized. Of course when people think of real estate they generally start with high end mansions and estates. Have you noticed that they are really all over, in every part of Sacramento and you really dont have to look to hard for them. They are not my personal favorite, but then again they are not my trade in stock. Then, there are the middle class housing developments and of course finally the entry level and older and smaller housing markets throughout the Sacramento and Stockton area.
A Little Housing History Lesson
It wasn’t until the late 1940’s and 1950’s that housing tracts and developments began to dot the city and county, but when they did, they steamed rolled through. The opportunity for homeownership was abundant and affordable because Banks and figured out that providing home loans and 30 year financing on homes, allowed them to replicate a profitable home loan program. Times have certainly changed. But back then the beginning of the American Housing dream came alive.
Another and little heard of phenomenon crept into each of those markets as they aged is the concept of distressed or ugly housing. Up and until the great real estate crash of 2008 we had never seen the sheer numbers of distressed houses being turned back to banks while owners walked away. They just seemed to just appear overnight. In a relatively short period of time every city had a collection of ugly houses that was of course led by the massive numbers of foreclosures. Counties and Cities code enforcement departments became overwhelmed with the large number of vacant houses and before it was over it affected every zip code across the country.
Stockton and Sacramento were particularly hit hard and the northern california housing crisis was born. All new building came to a screeching halt. Residential sales of single family homes were practically non existent. The bottom had fallen out and no one knew where bottom was. Housing prices dropped in some case 50% or more and the distressed ugly house market flooded the real estate market. Real Estate Agents simply quit.
